Managed Office Space

Managed space has been designed to accommodate larger space requirements, above 5,000 sq ft and a minimum 18 month term where a more bespoke solution is required by the client.

Through their industry and corporate client contacts, our strategic partners Offices iQ have access to large space available on very flexible terms. Much of this space is not readily available on the open market.


how does it work?

UK based Offices iQ provide a turnkey solution, from sourcing the ideal space to managing your monthly or quarterly billing. In-between a range of optional services are available as required.


There are 3 key steps to secure your ideal space:

  • Offices iQ identify space options
  • You view preferred options and identify the best solution
  • Offices iQ negotiate the best deal for you


Once you have secured your ideal space, you have the option to use your own resources to complete activities prior to move in, or utilise Offices iQ.

Who is managed space suitable for?

Managed space is suitable for a wide range of disciplines across all business sectors. Typically, the requirement should be for a minimum of 18 months and 5,000 sq ft, although we may be able to source some solutions for 12 months. The type of requirements utilising managed space include:

  • Rapid organic headcount growth
  • Headcount growth with uncertainty of future numbers
  • Large projects for a given period of time
  • Fulfilling consultancy led requirements near client offices
  • The requirement is too big for serviced offices
  • A more bespoke fit out is required over a medium term
  • Specific needs relating to IT & Security requiring more dedicated space

What are the benefits of managed space?

The benefits of managed space are very individual to the specific needs a client is trying to fulfil. However, there are a number of key benefits more typically experienced:

  • Term can be shorter than typical leases with the flexibility to expand
  • You will not be left paying for space you do not need
  • High levels of capex are avoided, as the space may be ready for occupation
  • Additional capex costs can be included in the monthly fee
  • One monthly/quarterly invoice reduces administration time
